Why It Matters
Algae and black spot don’t just look bad – a damp, shaded patio can get slippery underfoot too. Sandstone and other natural stone also need a gentler approach than concrete, too much pressure held too close can damage the surface, so getting the method right matters as much as getting it clean.
Sealing and Restoration: Optional Extras
Sealing after a clean slows how quickly algae and black spot come back. For patios with heavier staining or years of ground-in dirt, a full restoration clean goes further than a standard wash. Both are optional – we’ll only suggest them if they’ll genuinely help.

What causes the black spots on my patio?
Almost always a type of lichen, not dirt. It roots into the stone, which is why pressure alone often just knocks the surface off and it comes back. We treat it properly rather than just blasting it.
Is pressure washing safe for my stone?
Depends on the surface. We assess it first and use soft washing instead where the material calls for it.
Is the price really fixed?
